CONTRACT OF LEASE
 
KNOWN ALL MEN BY THESE PRESENTS: 
This Contract of Lease has been made and entered by and between:
 
LINDA  , of legal age, Married, Filipino and with postal address at Unit …..St., San Juan Metro Manila, hereinafter referred to as the “LESSOR”;
 -        and –
 KM, of legal age, Korean and with postal address at #...... Wack Wack Road, Mandaluyong City,  hereinafter referred to as the “LESSOR”.
 
WITNESSETH that:
 Whereas, the LESSOR Ms. Linda Fadrilan, is the lawful representative of  Mr. Melanio Dacanay,  registered unit owner of a Condominium Unit of  ,,,,,,,, Eastwood City, Brgy. Bagumbayan, Quezon City.
 Whereas the LESSEE desires to lease the aforesaid condominium and the LESSOR is willing to lease the same unto the Lessee subject to the terms and conditions hereinafter specified with Annex 1 attached herewith.
 NOW, THEREFORE, for and in consideration of the foregoing premises and of the mutual covenants herein contained, the LESSOR has let and by these presents does hereby let and lease unto the LESSEE the aforementioned residential unit, and LESSEE hereby accepts the same by way of lease, subject to the following terms and conditions:
      

 PERIOD:  The lease of said condominium unit shall be for the period of One (1) Year to take effect from October 21, 2009 to October 20, 2010 renewable upon mutual agreement and consent of both parties.

 

 RENTAL RATE: The parties herein agree that the rental of leased premises shall be EIGHTEEN THOUSAND PESOS ONLY (P 18,000.00) inclusive of Association Dues

 SECURITY DEPOSIT AND ADVANCE RENTAL:
 
Upon signing of Contract, the LESSEE shall pay the LESSOR the sum of   
EIGHTEEN THOUSAND PESOS ONLY (P18,000.00) as payment for One (1) Month  advance rent and another THIRTY SIX THOUSAND PESOS (P36,000.00) as payment for Security Deposit.
 Additionally, upon signing of the Contract of Lease, the Lessee will issue Eleven (11) Post Dated Checks in the amount of Eighteen Thousand Pesos Only ( P 18,000.00) each dated every 21st of the month from November , 2009 to September, 2010.  
 The security deposit shall be returned within 60 DAYS after the LESSEE has turned over the unit back to the LESSOR upon completion of the leased period subject to deductions for pending bills such as electric, water and the like, penalties and/or surcharges damages on the leased premises aside from the natural wear and tear.  Security deposit shall be forfeited in case the LESSEE will not be able to complete the Contract period.  The LESSEE in return shall surrender all keys of the leased condominium unit. 
  

USE OF THE LEASED PREMISES:  The property subject matter of this Contract shall be used exclusively for residential purpose only.  Violation of this provision shall automatically terminate this contract of lease and shall subject the lessee to any penalty which may be imposed by the Condominium Association.
